KILLCARE HOUSE 1

This renovaton of a Killcare holiday house created an open plan living/dining/kitchen area, adding decks and wide glazed doorways at both the front for sea views and at the rear for level access. A new internal stairway created space for an ensuite upstairs. A new ground flloor balcony with frameless glass balustrades provides panoramic coastal views. The upper floor roof was substantially altered to create a gable which shelters the upper balcony. Built in wardrobes were provided for all four bedrooms. A fourth deck provides outdoor access for two of the bedrooms. A freestanding garage, driveway and landscaping was provided in the front yard.

Approval for this renovation was obtained from Central Coast Council, north of Sydney, NSW.

A new garage, driveway, large front balconies and roof replacement were including in the Killcare renovation.

The original building lacked an ocean facing balcony at the ground floor level. The existing upper storey balcony lacked shelter.

An operable pergola provides shelter to a new deck on the north side of the building. The new deck provided level outdoor access from the ground floor.

The new open plan layout allows views and sea breezes right through the house.

The original house had no direct access to the large sunny north facing rear yard.

An operable pergola enables control of sunlight and shade in the more private deck area adjacent to the kitchen. New rainwater tanks were also provided.

The new ground floor balcony has views over the roof of the new garage, while having a degree of privacy.

A more intimate deck provides outdoor access and sea views on the south west corner of the building, (centre-left)
